Older London houses often hide problems behind the plaster: undersized joists, old wiring, lead or iron pipework, damp and past alterations that were never done properly. A full refurbishment is the time to deal with them, because everything is open.

We start with a strip-out, so both we and your engineer can see what the house is really like, and agree any changes to the plan before rebuilding starts. From there the work follows a fixed order: structure, first fix services, plastering, second fix, then finishes.

Victorian and Edwardian houses need a lighter touch in places: lime plaster, original joinery and fireplaces worth keeping, and conservation area or listed building rules that limit what can change on the outside. We will point out anything that needs consent before work begins.
